October 2022 Meeting Highlights

The October meeting was held via Zoom on Thursday, October 13, 2022.

Special Guest: City of South Fulton, District 1 Councilwoman Dr. Catherine Rowell
The following bullet points are from Dr. Roswell’s  presentation to Wexwoodglen HOA regarding the rezoning of property on Wallace Road:

  • Twenty-nine homes are being proposed for the property at 2210 Wallace Road
  • Single family homes and senior residential homes are included in the plan. Price point for the homes is high $400,000 for senior homes and $600,000 for single family homes.
  • The proposed plan has not gone to the planning committee nor has the City of South Fulton completed the recommendation for the project.
  • The City of South Fulton future land use map calls for suburban residential use at the site which includes housing and the proposed project on Wallace Road does meet the standard
  • The City of South Fulton will follow up with the planning staff regarding Community Unit Plan (CUP) destination. Residents have expressed concerns that the CUP designation will allow for other buildings such as triplexes, daycare, churches, etc.

The presentation from public works focused primarily on issues with the flood zone behind the homes on Dublin Dr and water drainage issues within the neighborhood. Below are key points from the presentation:

  • Several residents expressed concerns regarding the drain pipes that we never completed between homes off Dublin Drive. Public Works indicated that they inherited these issues and are working to resolve as quickly as possible.
  • Based on FEMA reports, it indicates a flood plain within the subdivision primarily affecting some homes on Dublin Dr and Erin Road.
  • Flood plains were established by FEMA in the early 70’s to ensure that no structures were impeding the flow of water
  • Research done by the City of South Fulton indicates some homes in Wexwood Glen subdivision are located near or on the flood plain.
  • Problems began with the flow of water beginning with the development of Barrington Trace, causing issues and concerns with residents.

Next steps on this issue include:

  1. Public Works will do an assessment of all of the drains and water issues in the community to determine a plan to resolve.
  2. A letter from the community association listing the properties and owners’ contact information along Dublin Dr and Erin Road on the flood plain will be sent to Public Works for them to submit to FEMA regarding homeowners’ concerns.
  3. Contact Fulton County Commissioners to address residents regarding this matter.
  4. Public Works to research all issues and follow-up by November 15 to share with association.

  • New officers will be elected at the December 8th meeting.
